Anyways, to make it short, I don't think I will be able to finish in those 5 months and according to my calculations to get this house in a decent condition I will need to spend another 35k ( cabinets, floors, appliances, doors, trims, light fixtures, driveway, siding, drywall, granite countertop) even after that and after seeing how the market is behaving I think I could sell this house for 420000 max, not the 460k I was told.

I just put flooring in that is real engineered hardwood with installation for $4.50 per foot including new shoe mold(or quarter round trim).

We spent an entire Saturday power washing, cleaning out the rain gutters, doing some touch up painting, swapping out plumbing fixtures, doing a little trim work, replacing light bulbs, trimming bushes, and doing general housekeeping and yard work.

(House was in Highland Park, Los Angeles)Purchase price: $600kRehab: $94k - Full rehab: new layer of shingles on roof, 13 new windows, all new doors, new laminate floors, new 3' front retaining wall, full gut kitchen (new cabinets, quartz countertops, tile backsplash), 2 full gut bathrooms (new tub, floor tiles, wall tiles, vanities, faucets, toilets, vanity lights), converted one closet into a washer/dryer closet, created a master ensuite with a hallway bath, opened up some walls, recessed lights throughout, scraped popcorn ceiling, installed new HVAC, interior paint, exterior paint, stucco repair, new landscaping front and rear of house, new wrap around deck, installed double french doors master bedroom and garage, to new tankless water heater, new exterior lights, updated light plumbing and electrical, new garage door with motor, and some other normal repairs like replacing drywall, floor boards, and replacing some wood trims like facia boards.

I put roughly 35k into the property (including the 8k from obama) from 09-11. 1 bathroom remodel and 1 full bath install in the basement, 2 kitchens original kitchen painted the cabinets, new appliances and counters, beadboard backsplash, basement kitchen used cabinets painted, paint, landscaping, some trim and new floors in one of the bedrooms, ripped out some carpet while living there with roommates.

The only photo I have right now is this one from the auction ad -We plan to paint inside & out, remove the garbage disposal, do some minor updates in the bathrooms, and trim up the bushes.
