Now, you hold a note, say you get hit by a bus, family wants or must sell the note.How do you prove the note was originated legally?  

Carpet in bedrooms is OK, or just wood everywhere except wet rooms, unless your faux wood choice is a tile or high quality vinyl planks(but won't be less than $2)Kitchen, new cabinets and counter tops, butcher block is great for cheap/easy  install, but requires more maintenance and will not last as long if/when abused.

If you rent to good tenants, you generally don't have to worry about appliances being abused.

If you're attempting to do this before permit issuance the  issue for the bank is if you get hit by a bus who completes the drawings?

We did this because washer and drier problems were rampant and it wasn't for normal wear and tear but destructive and abusive use from the tenants.

It claims to be 100% waterproof and considering the click-lock mechanism, I think it likely is, with exception to the edges of course.One downside is it can be scratched a bit easier than other vinyls, but really only when people are abusing it, like any other flooring.

@Michael Plante is correct i know friends who's rentals got abuse like that they go there unannounce and is like what the heck 

My third recommendation is to add a "Report Abuse" link at the bottom of every page.

I have seen more instances where it is abused and Realtors provide crappy service versus not.
