A good FEMA surveyor can help with a map adjustment called a loma it has helped me on some 100 yr flood plains that I had in the desert area eliminating the need for flood insurance

He helped us with all 3, knows the area, not afraid to speak plainly, and can actually help save the deal when issues come up like they always do (some agents just let them fall apart after you've tied up EMD, inspection, appraisal money, etc...drives me nuts, Bill actually helps find creative ways to get the deal closed).

If your a new investor just plain stay away if you are a seasoned investor I don't think I have to say anything past reviews say it all.
