So, as it's late and I need to go to bed and I'm kind of rambling here, I think I've just talked myself out of even sending a survey to a former tenant. 

When I've filed small claims court claims, I've just gone ahead and filed at the clerk's office the same day I send off my demand letter (email and USPS mail with tracking). 

I've just known too many people over my lifetime who lost their shirts.By the way, you may be able to get your earnest money back. 

As a matter of fact, I recently found a deal that got turned down by one of the investors. maybe I can take it with me to my next meetup and if no one is interested, maybe at least I can get input from others to why it wouldn't be a good deal and boom!!

I've just begun researching Sioux Falls to start investing there too.
