I'd definitely say it's a great idea to have your finger on the pulse of the overall market, but in the end, I'm buying one deal at at time and there are certain things about that individual deal I'm looking for.  

Right or wrong there was a lot of truth to these claims and everyone was pointing a finger.

Banks typically have no records as the previous owners give them the finger as the property is being taken away from them.Have to do worst case examples when buying.

Aside from Appraisals, these loans do NOT take that long to close.Lots of info and now my fingers  hurt from typing...

However I didn't even lift a finger to "flip" the property.

I don't buy any old building and cross my fingers; I study demographic trends, development plans both private and public, retails openings, etc., to identify areas that are most likely to realize appreciation in the near term.Another silly argument: appreciating markets are too expensive, especially in CA.

Everyone will be pointing fingers at each other while you will be stiffed with the big fat IRS bill.

my favorite was in the Alaska Air board room in PDX one EARLY morning.. the sign in for the room is a finger print then your name pops up on a I pad like device. lady behind me says are you the Jay from BP..

I’m not going to re-read the whole thread, but I hardly feel the advice given here was to raise a middle finger and tell the PM to pound sand.
