Since that time; they've done quite a bit work and replaced (or are still in the process of replacing) most of the big ticket items like termite work, the electric panels,  all appliances, flooring, etc. 

Tenant saw some termites near fireplace and was worried.

Termites, however, are on the Landlord (as bats and other stuff I would rather not know about that other states encounter). 

I bought it in January last year at auction for $3500 but it needed a lot of work and had severe termite damage.

I asked if we could pay for a full appraisal, because the house had gone from a mess of termites and siding that was falling off to a lovely property. 

I think that makes you are a great a person to share with others that leverage is a great way to get into the RE game, but if you want to grow and survive over the long term it needs to be tempered with some concern about risk and liquidity. 

These are brand new renovated units, I can choose between the sizes; Small, Medium & Large (3) depending on if I have just my wife, my whole family, friends ...etc.Instead of traditional long term renters for the other units that I'm not using I chose to go with short term, it's a great location and I love hosting guests but also being able to have access to each unit depending on how I'm feeling that week.

.- Help the seller to find good service providers (if needed) such as attorneys, termite companies, etc.- Receive all offers on the property, review and evaluate the offers, and advise the seller relating to the offer.- Once the property goes under contract (in some areas the term is "open escrow") follow up with the buyer's agent relating to the buyer's progress toward closing on time.- Prior to closing, review the preliminary HUD-1 settlement statement and make sure there are no errors.

I definitely plan to have it inspected for all issues (termite, lead, home etc.). and the rehab needed would be cosmetic (new paint, updated kitchen, and bath).  

It appears you have water intrusion and termite damage that you're well aware of, have not repaired, but have hidden and that you're hoping the buyer never finds.
