I know landlords often pay water/sewer/garbage in STL.

We bought another 4-plex with the I & E scribbled on something a little more professional but still essentially it was garbage.

Garbage.....all wholesalers with non deals. 

It might be no big deal, like a daycare - or it might be a garbage recycling plant, which would make your property really tough to sell.I'd proceed cautiously. 

I used Pace Morby's Prime Business Pros to do my taxes last year and they are absolute garbage, and I can't even get the operator from their company on the phone to request this letter.

Lot rent is $699 per month which includes water, sewer, garbage, and use of all amenities.

There is a lot of garbage out there and, as an out of state investor myself, it's really difficult to know what's really going on.I can honestly say that the best decision I made was to partner with someone locally. 

They also keep their garbage at the back door and don't leave it in the front hallway or anything. 

What is it's hurricane damage history (insurance costs, move outs due to damage, large out of pocket expenses, etc...)I only see one dumpster, is that sufficient for 12 units (some demographics have so much disposables that they tend to overflow the dumpster....how many times is it emptied per week and is that sufficient to keep debris and garbage from overflowing--because someone has to pick that up--the trash truck men do not.
