BP helped me understand that, and the BP community fosters enough encouragement and advice to anyone willing to listen; resulting in excuses being stripped away.  

But, I started off by working in a foster care agency after college.

Studying too much can also foster "analysis paralysis" Also, find mentors if possible and figure out how to spend time with them.

You build a network, develop, foster and nurture relationships.

Instead it is an impacting event that has an acute affect (no pun intended) on specific industries that foster gatherings of people. 

If I were you, as a few other BP members have suggested, I'd sell and re-invest (1031 Exchange - ping Dave Foster) into a more landlord friendly state. 

In first meeting, would like to foster a long term relationship and not just have this be a one time exchange.
