I have learned from experience and luckily the lesson learned was not too expensive, but it did cost me (and my husband at the time) about $1500.00.No matter how reliable they are, you will be left holding the bag at some point.Plenty of my friends and extended family have had the same experience.

However since the capital gains rate is 15% and his income tax rate is probably above that, I do not see how that will help him, unless he is talking about you giving him a bag of cash at the closing, and you put his deprecated value of the property on the closing statement, then he has no gain on the sale and you have a low basis.I think you need to ask from him what he wants, does he want to finance the purchase for you?

You can try to play the game of hoping for short-term appreciation between when you buy and sell and this could work for a while, but at some point prices will either stabilize or drop and you’ll be left holding a bag of properties you can’t get out of.
