Hi Michael,I am currently renting out a SFR and I am using checks as the payment method.

It can only model out to year 30 as excel does not have enough columns in the version that I am using (2010).

I am using Allstate.  

Ultimately I will need a manager but for now I am using a handy man who is filling in as a manager and I pay him for his time either to sign a lease , pick up rent when necessary and do repairs.

PS: I am using a conventional loan (second home loan) on this deal.Question: Should I start the rehab as soon as I close on the property and get it done asap OR do I wait until the slow season to rehab? 

To me these arguments are amusing because history has shown how in a downturn the B and especially the C markets lose a ton of value and take forever to recover.

That "believe in the program and yourself" is right out of "The Music Man" a musical about a con artist selling band instruments, he couldn't play any of them, so he told them, use the "think method", if you think you can then you can. 

However, the basic principles have not changed since 2010/2012.Today, I am using QuickBooks Pro 2020 (desktop) and Windows 10. 

I will give props for that and I find t slightly amusing.
