Make sure if you go down the eviction route once you get your judgement, wait the 4 days, then file the warrant of restitution.

If the deal warrants more profit in rehabbing than wholesaling, then do so...

I did take out a criminal warrant against the female as she was the one with the steadier employment. 

@Lauren Barkley they were purchased in 2013 & 2014 the first one was non-warrantable and the listing broker didn't know how to handle that so I got a great deal.

And while in this case the rents could go up, they already have been over the past few years and the city prohibits drastic increases in rent unless warranted by significant improvements to the property and units.

But I truly think if you want maximum price, sell them individually to retail buyers, assuming the complex is warrantable.

The exit value for a re-sale would have to warrant it.

I don't know how old this roof isI know this is pretty open ended , but if possible you can mention the things that warrant roof replacement , that would be a good starting point for my research.Thanks much
