Please correct me if I'm wrong but the general consensus seems to think that this area here, Westlake Village, Agoura Hills, the neighborhood by Lang Ranch Elementary (all 10s for elementary school ratings) perhaps may level out if the economy continues to suffer but not necessarily begin a downward trend.

Even if an agent was clairvoyant and knew EXACTLY what the market will bear, if you were to determine a sale price and then tag on an additional 6% to cover commissions, your listing would then be overpriced and would either take longer to sell, or suffer more price concessions, or both.
