Nolo Press is a legal Self help book publisher and has several book on corporations LLCs etc. 

Additionally, it has the capabilities to let you press a button while in front of a house and send the letter right from your phone.  

I would recommend this if you aren't pressed for time and tenant options.

If you receive all your EM back and have no real out of pocket expenses, you'll be hard pressed to provide evidence of damages.

Mine isn't completely passive because I spend a little time each week looking for press releases from my REITs, as well as others in my watch list.

But you might want to talk to a local attorney and see if you any any legal exposure.If the tenant believes he didn't do it and you press him to pay $1,500 and he gets mad & gives notice to move and you lose two months of rent and have to freshen up the rental, how much is that worth to you?
