To get a better idea of the seller profile, he tracks the financials with pen and paper only... old school as it gets. ha I think if the seller was able to actually here my pitch, I would be able to make the sale.

ha-ha, not likely.It's more effective to keep a tenant than it is to attempt to get a replacement.I rarely increase rents and consequently have tenants in residence 6-8 years.

I really envy those 40 somethings with $80k sitting around ha There are plenty of ways to get started with your 15yr plan, but I would suggest you figure out what 2-3 areas of REI you would be interested knowing more about before jumping in.
