Not sure what your personal property situation is but I have a large pole barn on my property and I store all my tools, truck, and commonly used material.

It may be something interesting or it may be something I don't want to touch with a 40 foot pole...I've been looking for commercial financing, came across a website (not sure if I'm allowed to post the site here or not) offering 100% financing (wasn't acutally looking for that much) but thought I'd call out of curiously.

I really want to purchase and hold but I have a few obstacles I need help with1) I'm dead afraid2) I don't have great credit (620-650)3) I opened my own company in 2014 and have not filed my taxes yet so I have a gap as far as income and I have not found a bank that would touch me with a 10ft pole.

I wouldn't touch real estate in California with a ten foot pole - crazy "global warming" regulations coming to destroy vast numbers of jobs, out of control and broke governments, and numerous greedy types wanting higher taxes and bizarre new regulations.

They require bids from your contractor, which basically means that you need to have not only the design (architecture and engineering fees need to be paid upfront), but also foundation/excavation, permitting, utility pole, sewer connection, trenching, etc. all baked into your final number.Keep in mind that after the bid is in, any changes result in change fees which is where a lot of money is made.
