I have owned 4 MHPs  over the years.. 3 were great one was a stinker.. and the stinker was because it was private sewer and water.. so I will only buy them now on city utls.. but we did quite well with thembut of course my strategy is reposition and sell I never owned one more than 3 years as the profit was there to be plucked :)… I ran into Scott Myers at an event a few weeks back he teaches a course on storage investing.Although I owned one storage facility and for me it was a little more work than I liked I ended up putting a condo plat on it and selling each of the units off to my tenants who all owned floating homes across the dyke on the Columbia river.. that worked out well.One thing I am keen on though and am going to start looking for is airplane hangers.. talk about no work and consistent payments..

The deals that you see are not good deals, that's why they get floated around, often by a newbie..

I can glue them, staple them, or float them.

If everything is balanced you float smoothly on the water.

I do not do it anymore, but I still have 10 years worth of extensive knowledge on the subject floating around in my head that I love to share so it is not useless haha!

If the Vendor has been padding his operating numbers to float his lifestyle, to the point it makes the business appear to be underperforming, that's his problem.One final note - we never include ancillary income (laundry, extra parking, etc) in our analysis of the property.  

 ;)The main lesson for me has been that using software and tools the way they were designed to be used is almost always the best choice - why swim upstream when you can just float along and let everything work the way it's designed to?

There are not great investment options(I don't like mutual funds), most employers screw you on fees, and there are proposals floating out there that 401k's over $3 million dollars get taxed in some way over and above 401k's under that number.

They are nice to have around for emergencies or to float things on when 0% interest is offered.  

I guess I'm OK with the time to clear, though I'd not be surprised if the delay is to allow Cozy to make some money on the float of having millions in their possession for a few days.
