HELOC rates float, but (in my understanding) home equity loan rates are typically fixed. 

On the instructions they suggest a 6mil vapor barrier on concrete, I would do that.It says it doesn't need it on subfloor, but I always use it because it reduces the floating feeling of these click together floors. 

It's spore float around year round. 

But anyways, just an aside to other investors if you're not messing with floating floors you should start...

When you refin banks prefer you have >20% equity left to account for market valuation drift.

So maybe you sell with a floating or contingent closing date and as soon as you get a contract you go find your replacements and get them under contract pronto.  

This is the tub from the house with floating feces in the basement (and me in flip-flops).

It also looks like that wall floats, so you are probably going to have some stuff in the soffits above the cabinets - at a minimum, ductwork for the range hood (if it's not vented back to the room) and possibly electrical wiring.

,I'll let some investors chime in as well, but I'd say that is not unusual for most deals that are floating around the market right now.
