Was hoping to hear any general experiences people have had in dealing with resistance to renting your property.

Check with an attorney to see if you can include a clause in your lease that states "a cleaning fee will be charged upon move-out" Resist the idea of saving money by cleaning it yourself.

Tile and grout are not waterproof --- only water resistant, and that includes water vapor rising from below.

Ryan H just make sure you resist the urge to give them a break.

I resisted this at first in Silicon Valley, but it ended up making a lot of sense for us.

Even in our C+ area properties we do not get any resistance to renters insurance but I imagine as you go lower in property class you may. 

And yet you resist.......LOL.

But if you meet with some resistance , have signs made up

I highly suggest that you resist getting into any arguments with her at all.
