Some Pm's will low ball services and then nickel and dime you for everything else I have seen people call me after getting a low rate from another PM and then getting charged 10% fees for maintenance, a fee to set up the account a marketing fee for advertising the property and so on and so forth.

He rehabbed it on his dime, managed it & has had the same tenant for 10 years.

HOAs aren't the best investments because fees can get very expensive, the quality of the HOA can change on a dime depending who sits on the Board, and rentals tend to have more HOA rule violations which can be a real headache if you have a couple busy bodies in the community. 

I've seen other "nickel and dime fees" added on so again the best thing you can do is contact your title company or attorney and get the numbers from them.

I assume you’re not charging them for using your fridge’s water filter or if there’s less toilet paper at move in.I don’t like the HOA overstep or the idea of nickel and diming tenants.

Also there is no point in nickel and diming on the points.

Clean, fix, rent and move on with your life.... you wont see a dime of that $$, so why sink more time into pursuing it?

Also a good management company in Detroit is a dime a dozen there aren't many good property managers in Detroit, your local source should know the management company and have an established relationship with the good ones.
