The agent deals with the buyer and acts as an intermediary preventing seller emotions from cratering a deal. 

I am familiar with contact groups and group texts, but as another poster mentioned, this exposes each tenant to everyone else's phone number (and subsequent replies). 

I understand that California will claw-back the gain should you subsequently complete a final sale (without performing another 1031 exchange). 

If so, I'd then ask you consider taking advantage of owner occupant financing to rinse and repeat, and/or consider pulling out any lazy equity to fund subsequent purchases, all the way to funding your retirement, or your child's college years or...whatever is important to you at that time.

You will have to pay a higher funding fee on each subsequent use, but you can use a VA loan more than one time.
