They will have to move, BUT you will allow them to vacate any time between now and then, without penalty, and with full return of their deposit on moving day.Use the additional time you gain to freshen up the place, with interior paint (nothing fancy, just a clean, blank canvass that Buyers can easily match to their own taste) and minor repairs, possibly also flooring throughout for a cleaner, unified look; and clean it spotless, including windows and screens!

Here's a quick list:-Trustworthy cleaner, reliable handyman, a vendor for everything that can wrong (and will), a local contact if possible for emergencies (although it looks like you're 4 hours away so could trek over occasionally for an eyes on), good systems to manage the property (IGMS, PriceLabs, Hostfully are all tools I use), and the time and motivation to ensure you respond to guests quickly and provide a seamless experience.

I would take out "cleaning", as you are likely going to charge a cleaning fee and then pass through that revenue to whatever cleaner you hire.For repairs and maintenance, I plan on 15% of revenues per year.
