I am a licensed commercial general contractor in AZ, and have been for the last 8+ years.I have been doing retail TI work since 1993, and worked with clients, architects, engineers, city review and inspectors, subcontractors and other generals.

For me, as an architect, I'm trying to build something to fulfill a personal career goal and have a place for my family to enjoy but the investor side of me will want to make sure the property is going to sustain itself (plus some) in the meantime...

I always have the fix and the solution, often with attorneys, architects, engineers, and CPAs needing to be brought in and that plus my hourly rate quickly erodes the years of hypothetical “savings” in professional management fees.

Then build in a healthy margin for the unanticipated.That would just give you a ballpark estimate and you'd only know better estimates once you hired an architect and figured out specific plans.But long before that, the questions I would have in your shoes, in order, would be:1) What does the zoning permit?

I was speaking with another broker and architect recently and they both felt that prices were far outpacing the earning potential of new home buyers creating another dead end. especially if interest rates climbs.thoughts?
