I always have the fix and the solution, often with attorneys, architects, engineers, and CPAs needing to be brought in and that plus my hourly rate quickly erodes the years of hypothetical “savings” in professional management fees.

Then build in a healthy margin for the unanticipated.That would just give you a ballpark estimate and you'd only know better estimates once you hired an architect and figured out specific plans.But long before that, the questions I would have in your shoes, in order, would be:1) What does the zoning permit?
