I was in Europe most of October going OH crap what am I going to do.Well this is when I learned about PM and how hard it is to manage mid western properties.

What works for @Bob Bowling in Hawaii (which has historically some of the highest and most consistent appreciation of any real estate in the world) won't work very well for me in Western New York, which has little to no appreciation historically. 

Most big banks will not do such loans for IRA real estate purchases, but there are a handful of specialty banks including First Western Federal Savings and North American Savings Bank.

I'm in Mooresville (North Charlotte) personally, but have specialized in investment homes for 9 years in Florida and all over Western NC.

I'm the owner of multiple units in Western NC and do the property management.

I know in many western states its pretty unregulated as long as you stay with business purpose loans which is why many of the private lenders are based out there that I've found.I'm still not clear, however, if you are lending out your own money if there is any regulation.

So as of now I'm continue to cold call and working on hiring VA's from the western hemisphere.
