In the current extremist climate we seem to live in, I could see a problem with abuse. 

What if you don't know the sexual orientation of your tenants and you rent to people of the same sex but one or more of them are gay?

We would not deduct for normal wear such as paint unless it was needed due to abuse.

Carpet in bedrooms is OK, or just wood everywhere except wet rooms, unless your faux wood choice is a tile or high quality vinyl planks(but won't be less than $2)Kitchen, new cabinets and counter tops, butcher block is great for cheap/easy  install, but requires more maintenance and will not last as long if/when abused.

Either one of them can have life issues and their deal can blow up, like one getting hit by a bus.
