You can exchange into one or more properties if you select the 3 property method.So you could close on 2 of 3 selections and split out the 1031 funds to diversify but it is harder to do then completing 1 exchange out of the 3 selected.Once you 1031 if you take out a loan on that property with a refi you can cash back out some or all of that money depending on the loan to value of the replacement property you bought.
