Remember if the tenants have been in there a while, what type of maintenance will be needed to get the unit ready to rent again.Take your numbers for expenses using theirs as a guide, but you need to be realistic and be able to defend your assumptions.

Meg is not an owner of the real property, so Wells Fargo doesn't have to recognize Meg in any manner but she might be named in the foreclosure suit as a defendant, which is standard stuff.
