If they mess up something that leads to a lawsuit, chances are they will be named as a defendant also and they will have their own insurance also.

If you need a lawyer to defend you, the insurance company provides one as well.

Remember if the tenants have been in there a while, what type of maintenance will be needed to get the unit ready to rent again.Take your numbers for expenses using theirs as a guide, but you need to be realistic and be able to defend your assumptions.

Meg is not an owner of the real property, so Wells Fargo doesn't have to recognize Meg in any manner but she might be named in the foreclosure suit as a defendant, which is standard stuff.

So if there are any successful challanges a few years up the road, you just guaranteed that you will defend that property in court.
