The city is definitely growing and the rent market is getting stronger by the day.

If you make an identical offer to someone else and their deposit is lighter, then your offer is considered stronger.

On paper, Duplexes often look stronger from a CAP rate and return perspective, but they can come with other challenges not found in SFH's.  

@Gene Hacker I think that below the $200K price limit we are seeing a market on fire, and because we are seeing prices increasing and generally stronger indicators that the market is increasing, we are starting to see the volume of sales start breaking above that $200K limit.  

While an area closer to the city holds stronger values and has higher appreciation, I'm sure most investors will tell you not to count on that.

It is possible that these could happen back to back but not likely.The stronger your reserves the better you will sleep and the less risk there will be to the investment.The first priority after acquiring a good investment property is to PROTECT your initial investment.

That said, it appears that Airbnb is becoming stronger in your market, while weaker in mine.
