If you want the opinion of value to reflect the interior of the home, which you've presumably taken good care of (if not improved), then the person developing the opinion must go inside... which means full appraisal.Cynically I kind of assume that loan servicers sometimes default to doing BPOs that assume the interior is trashed so they get an accurate "at foreclosure" values.

As long as private lenders and REIs are liquid and excited to invest still out there, (which they will be, presuming interest rates aren’t monstrous and the stock market doesn’t entirely crash over the next 12 months) then the real estate market will be just fine.However, if inflation takes off, all bets are off and every simulation out there needs to be thrown in the trash.

I can see your head is spinning with ideas and scenarios.You are describing two (2) different approaches, one involving the purchase of the asset, presumably for cash and imaging off the encumbrances; the other buying the equity.It's all about risk and who takes what and when.If it were me, I'd go the equity route.
