split the share in housing investment

Hi, 

I have read quite many threads but could not fully understand how this can work. So i give the scenario:

  • It's for an investment house, let's say price = 100
  • I put the down payment: 20
  • My partner gets a loan from bank, and buys the house.  

How should we split our shares, in case of:

  1. Income from rents (and rental taxes)
  2. Possible Costs for renovation, or other costs
  3. Sale price of the house in future
  4. If I want to quit the partnership at some point of time in future

I'd appreciate a simple language of explanation, as I am totally unexperienced about these topics :)
