A" product is much more desirable than a B or C product that carries more risk.Most "A" product is owned by national corporations and leased by national tenants except for a few mom and pop spaces.These have a much lower chance of default with corporate guarantees and thus a lower rate.B or C product in suburban to rural areas is even more at risk than urban cores for lending.In many markets Multifamily and Hotels are in a buy pattern and lending is strong as most lenders see low risk at the prices buyers can purchase for.Hospitality sectors such as lodges,water parks,ski resorts are still getting pounded with a slow recovery.Industrial still seems to be doing well in many markets.Retail and Office as still seen as very weak and risky for lenders unless you have a strong B to an A product in urban cores that have already started to recover.

Anyway, my point is that if you know how to legalize unpermitted units as ADUs, and you know how to market to owners of unpermitted rental units, then there seems to be tens of thousands of opportunities in this untapped sector.

I do get into conversations with investors locally who do this.The sentiment is early flippers over the last few years could find deals with good profit margins easily in the first time homebuyer sector of their markets.

If strong suburban to urban core there is generally more product built out and density is higher for the various real estate asset classes.You have stabilized cap rate, going in cap rate, dark space value,etc.If you are trying to buy something yourself then get a qualified commercial broker that is a specialist in the sector.

The private loans are the ones we're trimming off but the "Public" loans - held by the Government - are getting the long haul treatement.The deal with forgiveness is 2 fold:If you work in the public or non-profit sectors for 10 years and make 10 years of on-time payments, the rest is forgiven.If you make 20 years of on-time payments, the rest of the debt is forgiven.
