Folks that insist on letting me know their religious preferences generally just get a mental eyeroll as I really listen to what they are saying.Had a couple of sisters rent a condo from me.  

The guy who bought my house was a classic Greek loser, always rah-rah-rah-ing about the country when it was on the rise (on borrowed money and junk credit), insisting that Greece was the best place in the world and would never go back to being a European backwater.So in 2011, during the worst part of the initial Greek debt crisis, I picked up my phone here in western Pennsylvania and called the guy I had sold my house to back in Greece.

If you're insistent on location being the highest priorities there's different angles you can work off also. 

Kept insisting that I come by the house personally to discuss issues and clauses in the lease.

Many carriers won't touch a property with k & t wiring and will insist that you upgrade.  

If the UAW had any brains or cahones, they would insist on taking a 50% pay cut.

Another thing to note here is the bank insisted the $70,000 private loan had to be paid directly back to the lender, not to me.

I realize the risk is small, but my broker is insisting they can't take the risk of an error on one of these transactions; and their policy excludes flip properties generally because the relationship is between agent & myself as a party buyer/seller entity owner- but there is still the risk of a 3rd party coming back, or a crazy buyer filing a claim.

Very effective for quieting those that insist I'm pulling their leg.The mobile home (in park) flipping business continues to be shrouded in myths and misconceptions, keeping most investors far away.

Gradually, you'll need to refer less and less as your clients insist on working with you because they trust your analysis skills.
