Sounds like you are talking about in park models so some things to consider are lot rents, garbage, utilities, and park amenities. 

You also want to limit food, food storage, and food garbage within each bedroom.

I've considered having a private fence built around it, but I'm afraid people will just put their garbage around the fence., 

Its very frustrating becuase I am sure everyone who works for the city, the courts, ect all got paid their salaries during whatever we want to call the last 2 years while there were not court cases, except to sue landlords for garbage tickets, but now if you asked them to work overtime or pressure to move faster to help clear the backlog of cases, they are lucky to get through the 10 cases a day they agree to hear. 

Now, promoting the typical assignment garbage, the fact is sellers are NOT informed and have NO IDEA how much the person is ripping them off for.

Also I said Return on Asset removes all debt service, which is total garbage if you define Return as Cash Flow after debt service.

The seller told the tenants they would continue not to pay water / sewer / garbage, and then once the house was sold she had to explain that her agent messed up the lease agreement and now it's going to cost them several hundred extra per month to stay there.
