It was written actually for Aussie's specifically as they were getting so totally abused in the US turn key environment and did not really understand that people in the US might not tell the truth or stretch the truth.. and they CERTAINLY had no clue as to what a war zone or Ghetto was.. .they just thought 30k houses were cheap they did not correlate that they were management intensive and that they were not going to sit over in Brisbane and just collect rent on the first of each month  via electronic payments.In OZ they don't have checks...

  $1,000 a year in MLS fees, $1,000 a year in board dues, $1,000 a year in e&o insurance, $500 a year in electronic lockbox access, $500 a year in general business liability insurance, increase auto insurance costs for commercial use, continuing education  fees, licensing fees, brokerage fees etc.

Nicole,Definitely save those receipts, as well as any electronic copies that have been sent to you.Unless you have a business setup, I don't believe you can deduct mileage for showing the property; but I'm not 100% on that.My suggestion would be to get a good accountant/CPA to provide you guidence on you personal tax information.
