Personally, I'm not a fan of nickel and diming contractors on their work because well...they will end up nickel and diming me on the quality/effort they put into the job I've found.

I'd try requiring weekly or every other week cleanings during their stay - on their dime, especially if it's their employer that is booking the property.

This one is the most questionable wear and tear vs abnormal item.The garbage disposal: If the tenant had called before moving out and said that the disposal wasn't working then you would have had to send someone to repair it on your dime so I don't see that you can charge them unless you find something like a fork in there.If the place was clean when they moved in then you can charge for cleaning.

I chose an LVP with a decent wear layer.5.) the exterior of my duplex does not have a water spigot, so no tenant can go crazy watering anything or cleaning cars all the time on my dime (for example).that are a few things I can say helped me.

I did that based on the advice of a friend that does evictions.There is ZERO downside..... if people want to leave, they leave regardless of the lease terms..... and that warm fuzzy feeling of a long term lease is an illusion... you are not likely to see a dime of the remaining lease if they bail.On the flip I can get rid of them WAY faster at any time I decide....
