If rent is late in the future, for any reason, the late fee will be assessed and must be paid.When it comes to rent, I tend to be on the firm side as 1 day after the deadline quickly grows to 2 days, then 5 days, then 8 days, etc.

Well, we have no idea what your contract says, but in a standard contract this would not be a legit reason, unless changing lenders at this point would make you miss your financing contingency deadline or delay your closing, which the seller wouldn't have to agree to.
