, any eviction history, information from previous landlords (sometimes difficult to get), proof of income, etc. etc..A landlord MIGHT be generous with issues such as medical bills or student loans but when you find (as I did just last week) that an applicant owes over $500 in old water/sewer bills plus cell phone bills (common) and comcast bills (also common) it's understandable why this guys FICO score was waaay under 500.One suggestion....If you find someone who hasn't a list of collections longer than your left leg AND hasn't a previous history of evictions you might consider offering a $99 move in special.

Look for an experienced project manager to walk the job and supply a line item scope of work on an excel sheet with columns and cell so you do not miss items. every item should be represented on the sheet with a cells of material cost and one for labor.
