That being said, I'm actually arriving early afternoon on Saturday and plan on going somewhere and grabbing some drinks while watching the games.

I like what we do before it's a product (it's an old house, a neighborhood, a community and all these are part of my end product) so it's natural to look for tenants who want more than a place to drink cheap beer.

I dont drink COFFEE...

I just drink plenty of water when I want to smoke...its working.

I'm with Jeff, sometimes opportunity knocks, sometimes it just walks past you and you have to run to the sidewalk, stop him and invite him in for a drink!

They fought like cats and dogs, did not maintain the home and most of the residents ended up relapsing drugging/drinking in the house.

We often meet at their home, but offering to buy them a drink at Starbucks is nice too.  

If you have patience and drink excessively, maybe a 203K loan would work, otherwise, I'd look for a turn key home.
