Not sure how to proceed —2 adult tenants.

Showed me what I was doing wrong, showed me moves and strategies I never imagined and that was my start in this biz.Haven’t had a job in 30 years, remaining what I call “gainfully unemployed” all my adult life.

I even changed out the cheapo spring mattresses on lower bunk beds with the Marley since adult hiker guests apparently enjoy sleeping in bunk beds more than I ever imagined and even hikers need a good mattress to wake up on.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Class B neighborhood, 2 adults 5 minors for a 4BR, no pets.

I was officially a responsible adult!

I like Rentprep with the judgement and lien addon for 47/adult paid by the applicant but I have an option to pay if I want to. 

You can however rent by the room once you move out, depends on the area but anywhere from 4-6 unrelated adults.

So I have at least a solid level of education and intelligence.My entire adult career has been spent in the real estate industry starting in 1978…..and have been investing since 1980…….And I don’t try to time the market………In my experience:1.

No houses, no grown-a$$ adults that should be adulting.
