I'm a 33 year old teacher, living in Massachusetts, married with two kids and a huge interest in investing in real estate. 

The teacher in the coarse I took literally told us the first day you will not use 85% of what you learn in this class, so far its more like 95% lol.

Then make a decision if you want to learn from teachers, who teach from a set (books handed to them) or get a mentor from somewhere here.Ps my first house I didn't live in. buy what you can with positive cashflow and work your way as quickly as possible to a place you can live in.

Our last phase is to get the financing in order which we are working on now and hope to have that underway if not completed soon.I know that isn't much help, but ultimately a good property management agency is going to be both a teacher as well as a manager in the initial stages of your engagement.  

Haha I will have to go back to my high school math teachers and tell them that I don't think compound interest is dumb anymore. 

I work full time as a teacher and I travel, so I'm going through a property management to get it rented out. 

Buy or inherit and hold all their lives while working the properties for income.I've seen teachers, firemen, software engineers and all sorts of people utilize both strategies successfully.

Experience is the best teacher. :)
