There's also a SALT cap workaround in CA if your husband is a high earner that you may want to look into a partnership structure of sorts to see if the pass-through SALT deduction could assist you in deducting more than $10k in SALT.  

So, I take everything with a grain of salt (whatever that means).  

Airdna has great data, but can only be trusted with a grain of salt.

It takes a lot of efforts, education, failures, trial runs, and funds to get to one deal, then to second, then scaling to bigger deals…I always have my grain of salt on those success stories - the strategies they said in those stories in my opinions are mostly very high level, repetitive on the same thing over and over with little enlightening content to me (maybe it’s not to others).

I will always buy a good value in my market (Salt Lake Metro) but finding something that cash flows even barley is a challenge.

It’s an art, not a science so I can’t get into all the details here in one post, but I can guarantee that by the end of my three day course you will be able to tell within 4 minutes and 20 seconds whether your applicant is on the swag, the meth, the crank, the acid, the booze, the bath salts or the good stuff.
