@Todd Krzeminski  check out Brie Schmidts pod casts on turnkey-reviews  these are all turnkey investors some new some very experienced they go into a lot of detail on how they chose a market the operator etc etc.. very detailed and 100% from owners like you and on point about Turnkey...

It would be very unusual for the loan mod trial terms to not require that the property be the borrower's primary residence.

i am 100% anti-loan mod companies. there are plenty of info for consumers to do a loan mod themselves. in my opinion, loan mod companies are in the same category as credit repair companies....i title that category 'SCUMBAGS'.

Otherwise, I wouldn't personally worry about the bank.As for the loan mod, as long as it is completed and the loan is brought current, that shouldn't pose a problem.

Her ultimate goal was to try to keep the home so we left it for her to call me if the loan mod process fell through.I was hoping some nice BP'ers could help expand my knowledge of loan modifications or direct me to a resource or two so I can be better informed for next time it comes up.

I don't care if someone did a pod cast about it... if they go bad and they do you simply have not generated enough revenue to protect yourself... better to list and sell and make your commission and lender might have to take a little short.. or move on you can't solve everyones problems. and some people are beyond salvage.. only the desperate work on these deals like this.. is my thought process or inexperienced..
