Everyones watching HGTV and they want the granite countertops, fresh hardwood, crown molding etc.Now if you were looking to buy and hold, being all in 75k or less is very doable as you can do so in less desirable neighborhoods. 

I know what a bathroom costs me, a kitchen, refinishing hardwood floors, painting, plumbing, electric, HVAC, roof, etc.

Btw, we all have heard that Black Walnut is such a valuable hardwood, but I can buy it at a local sawmill for $2 per board foot, which is about the same as their price for Maple or Cherry. 

It was our first and it has hardwoods everywhere except for marble floors in the kitchen and bathroom.

Hardwood and tile guys. 

We're going to have to replace a room of flooring, and the hardwood floors I had just refinished have some real problems.

Since then I have refinished the hardwood floors, renovated the kitchen, renovated the bathroom, replaced an exterior door, and fresh paint throughout.

Flooring can go either way too: if it's permanently attached like nailed in hardwood or grouted in tile it's 27.5 year, if it's not permanently attached like tacked on carpet or floating laminate it's 5 year. 

I plan on refinishing the hardwood floors darker.
