Louis a very desirable cashflow destination for many investors.

I am trying to narrow down expenses as far as cleaning crews and how things work in Destin.

I think for me is fear of not knowing how to navigate myself the desired destination of my first investment.

When I first moved to the Destin/FWB area we had very delineated seasons regarding tourism; those lines seem to have blurred some and we are very nearly always busy now. 

Base it on your goals and end destination and then you can see if the strategy works or makes sense to get you to the goal.Create some rules and then some golden rules that are "Non-Negotiables" When buying a deal to get you to a specific goal as part of that specific strategy. 5 different people can look at this deal and if they all have different goals then they will all have a different answers and they will all be both right and wrong at the same time depending on What your goal is.I know that may not be the answer you wanted but it is how I would address

I live about an hour from Pensacola and I am also looking at multifamily units in that area since there are very little in my area (Destin / Fort Walton Beach).

I’m looking to invest in the Orange Beach/Destin/Santa Rosa beach (30A) area.

And as the city continues to grow, so does its attractiveness as an excellent destination for landlords who want reliable rental income over time.

I am not *yet* an investor outside state lines (we also LTR our properties in Colorado), but some things we've considered for ourselves:- Make a list of cities you like to visit yourself, you'll be able to market it better if you fully believe in the product/destination (plus it's nice to have a place to visit if it's vacant)- What are your goals?
