I'm moving to the Austin area after graduation this December and would love to get a head start by talking to some local investors willing to spare a few tips and tricks of the area! 

So I went the route to create more income first.In the end of 2011 I started a business, I still do not have spare money to invest, as business is another thing you have to learn for years same as real estate.

As a property manager with over 15 years in the business, my clients have run the range from "Let me call my buddy to just put duct tape on it" to "Spare no expense, I want my tenants happy at any price." 

So you need to make sure your base is very secure meaning the slab or if you are blocking them you have compacted material.

Maybe get a roommate, Airbnb your home/ spare room, or sell some stuff from the attic/garage that you aren’t using anymore.How long until you can pay it back?

I recently started an Airbnb out of a spare bedroom we have and I booked every available weekend for my first month!

I finally got mine listed in March and it's been very successful for me so far.Lots of things to learn, and lots to invest to fully stock a complete house, with spares and extras and decorate and furnish.I can't say it's a great long term strategy. 

We both work full time in other industries, so we are planning on doing this in our spare time.  

I do own my own home and rent out my spare bedrooms to roommates.

Thanks for the input- we heard back with 5 minutes to spare and they countered with the list price and $2500 earnest money.I'm a little confused about this earnest money stuff.
