When my first flip was on the market my agent called and asked "did you tell a woman that you would rent the house to her????"

That is an investment in your fellow man/woman, and is priceless.

Here's the situation:After a direct marketing campaign, I got a call from a woman that owns two parcels of land within city limits in Southern Mississippi.

They work for the man (or woman) and are dependable good employees who retire and take social security. 

The seller is an elderly woman (85) who has lived there for 40 + years.
