Instead of just trading time for someone to abuse your time... get paid and learn about the industry.. you may find your calling in the RE industry as an agent or you may work in it for a few months or a year and think its a terrible job..

If i had a good good rehab crew there i would look for a very inexpensive 3 bedroom 1 bath home located on or near a bus line and start there.

I'm not saying that rental registration is a deal killer or anything (Farmers Branch has it), but if it's enforced in an abusive manner, then forget it.

can you see any ways to increase value to your tenant... do they have covered parking and or storage.... remember if you can get some storage for a tenant then you save them $60-100 per month..so you can bump up the rents... if you are close to a bus you can save them moneys.
