@Jackson LongYou may want to just secure your current properties with lines of credit (LOC) so you can buy cash in Memphis, TN first utilizing your LOC here in WA.Then with experience you can go to the local banks there who will give you portfolio money.In my experience smaller credit unions or local community banks here in WA like columbia, timberland, sound community bank, pacific crest savings, or others will shy away from lending to any asset that is out of state.

The house is equipped with a federal Pacific electrical panel (FPE).

We tried the glossy paint route, 9 out of 10 times it does not pan out.
