this woudl be my first flip.I have been researching for a flip property all year and finally stumbled into this one.  

I think BP is good for newbs to network, build energy, and yeah--to an extent, to rip off and duplicate the "magic formulas" stumbled upon by others.1.

I stumbled into doing the brrrr method without knowing it but it worked out good.

I recently stumbled across a pretty cool tool that does some sort of analysis on the zip code level for future migration trends, development, etc. etc.

@Jay Hinrichs   thanks for sharing, I had committed to fund a buy, fix, flip for a "great talker" but he/she kept stumbling on the way to documentation and communication SO I PULLED THE PLUG LAST NIGHT!

I stumbled upon doing a google business page for it last night.

You will be unorganized and your filing system lacking,  and your data will be out of date and you are going to stumble and stutter and make yourself look foolish, if asked for these figures from your CPA, a tenant, or a  hard money lender, etc.
