From personal experience I can tell you that any reason for not taking action are just limiting beliefs.

The amount of debt a person's REI business has should be driven by their finances and personal beliefs and goals. 

It's threads like this that really hammer home my belief that some people would be better off working at a mall kiosk instead of pretending to be a real estate "investor"...
