Some things we learned as we enter year 2:-cleaner is most important-handyman is also important(you can find both of these reccs on facebook groups for your local market unless mgmt company gave to you)-schlage lock (or similar)-google mesh for wifi and nest (or similar)-nice, professional photos-communication is key (you can find those template prompts on BP forums)then let it rip!

@Dennis Pressey Jr except that a phone call interrupts someone's day whereas a postcard can be dealt with at one's leisure, voicemails also are looked at promptly by many people as it is possible that they are important.

In addition to this, calling can be very time consuming if done manually, prompting many people to switch to an automated dialer such as Mojo or Calltools.

However, in the case of most of the "white flight" cities after the riots, no prompting was needed by anyone and there weren't any inflated prices as the white residents were willing to sell to anyone just to get some return.
